Treasuries 4% and Mortgages 3% - Homeowners Win!
Bloomberg posted an interesting opinion piece regarding mortgages. It seems like the old-fashioned balance sheet has been flipped on its head. Isn't the mortgage now the asset and your home the liability? As of last September (2022), the national average on mortgage debt outstanding in the U.S. was 3.4%!!!!!
This BLOOMBERG article explores this situation in more detail. If treasuries are yielding 4% and your mortgage is 3.4% you are in a pretty good position. That seems like a pretty nice risk/return arbitrage.
